Utility Service Fees
Tenant Responsibility for Utility Account Management
Tenants whose lease agreements specify the requirement to establish utility accounts in their name prior to move-in, as outlined in the terms of the lease with Union Real Estate (URE), are obligated to comply with this requirement.
Key Information Regarding Utility Accounts:
Tenant Responsibility:
As stipulated in your lease agreement, tenants are responsible for contacting the appropriate utility providers (e.g., Duquesne Light) to establish services in their name prior to occupying the unit.
Union Real Estate’s Role:
Union Real Estate is not responsible for utility services that are designated as the tenant's responsibility under the lease agreement.
Service Fees for Unpaid Utility Accounts:
If URE receives a utility bill for an account that should have been placed in the tenant's name, tenants will be invoiced for the full amount of the bill. In addition:
- A $50 service fee will be applied for each bill paid by URE and subsequently billed back to the tenant.
No service fees will be applied to initial or final utility bills.
Avoiding Service Fees:
To prevent incurring service fees, please ensure the following actions are taken promptly:
- Contact your utility provider immediately to establish an account in your name if you have not already done so.
- Provide URE with verification of your utility account setup, if requested.
Failure to comply with these requirements may result in additional service fees for any future bills URE is required to process on your behalf.
